IMPROVEMENT LOCATION CERTIFICATE:
    A Improvement Location Certificate is not a Land Survey and is primarily used by Loan Companies, Title Companies and their Underwriters. The purpose is to locate improvements on an existing tract of land and uncover any conflicts such as encroachments from improvements into or from adjacent properties. The boundary lines are not re-established as in a Land Survey but are super imposed for a best fit to the corner monuments found in the field. No new monuments are set and the Improvement Location Certificate is not deposited or recorded in the Office of Clerk and Recorder's.
